“With the acceleration of the urbanization process and the expansion of the floating population, the housing difficulties of new citizens and young people such as migrant workers and newly employed college students have become increasingly prominent.” Premier Li Keqiang said at the State Council executive meeting on June 18. , “We must accelerate the development of affordable rental housing to better guarantee the basic housing needs of these groups.”

The meeting is confirmed on the day Accelerate the development of affordable rental housing policies to alleviate housing difficulties for groups such as new citizens and young people.
Li Keqiang pointed out that vigorously developing affordable rental housing is an important measure to improve the housing security system.
“Practice has proved that over the years, the promotion of large-scale shantytown renovation and other affordable housing measures has not only improved the living conditions of people with housing difficulties, but also played a positive role in promoting the stable and healthy development of the real estate market.” The Prime Minister said.
Li Keqiang said that accelerating the development of affordable rental housing will strongly support the healthy development of urbanization. He clearly requested that the main responsibility of the city government should be implemented, market forces should be encouraged to participate, financial support should be strengthened, and the supply of small-sized affordable rental housing with rents below the market level should be increased.
At the meeting, it was determined that large cities with net population influx can use collective operating construction land and enterprises and institutions’ own land to construct affordable rental housing, and allow the conversion of idle and inefficiently used commercial office buildings and factories as guarantees. Sexual rental housing. From October 1st, housing leasing companies will apply the simple tax calculation method for renting houses to individuals, and pay VAT at a rate of 5% and 1.5%; for enterprises, institutions, etc., renting houses to individuals and specialized large-scale housing leasing companies , Real estate tax is levied at a reduced rate of 4%.

Financial investors speculate with billions on the German housing market, but hardly pay taxes – thanks to a legal trick. The federal government wanted to close this loophole.
“Behind this house is an American company, the trail of the owners leads via Luxembourg to the Cayman Islands” , tells Coni Pfeiffer, activist and spokeswoman for the # 200Houses network. Tenants from Berlin have come together to defend themselves against the conversion of their apartments into expensive condominiums and the greed of financial corporations. It is similar with the other houses on the opposite side, explains Pfeiffer. Here the trail of investors leads to tax havens such as Gibraltar or the Virgin Islands. The Berlin real estate market has long since become an Eldorado for major investors who want to remain anonymous. The official owners are companies with names such as Magenta Properties S.à.rl or Berlin Project-1 Property III S.à.rl The names often conceal complex corporate structures with a whole chain of companies. In the end, they lead to well-known tax havens, for example in the Caribbean.

Interest trick to save taxes

The elaborate company structures apparently also serve to avoid paying taxes to the German tax authorities. A completely legal interest trick helps the companies: The parent companies lend money to their subsidiaries who own the houses and land in Germany. In return, they charge them high internal interest rates – much higher than they would otherwise have to pay at banks. The interest payments of the subsidiaries reduce the profit in Germany and thus the taxes that would have to be paid here.

“The profits go to countries in which no tax is levied on interest income”, explains Gerhard Schick, board member of “Citizens’ Movement Finanzwende”. “Thanks to these high interest payments, it is practically possible to push the income abroad, so that in Germany you can tell the tax office that we have actually not earned any money, but that the profit is generated abroad.”

Billions are being lost to the Treasury

“Every year the German state loses five to seven billion euros as a result of the interest rate trick”, adds Christoph Trautvetter from “Network tax justice”.

So far, the tax authorities have been able to do next to nothing about it. There is no corresponding legal regulation. Specialists have been calling for them for years, for example Manfred Naumann, an expert in international tax law and head of department in the Federal Ministry of Finance for many years: “I am frustrated that the legislature and the Federal Ministry of Finance are unable to find such a regulation”, said Naumann in an interview with the ARD -Magazine monitor . For him the state wears one “complicity” because financial resources run into the billions “flow untaxed”. Proposals for such a regulation have long been on the table. Accordingly, the interest rate would always be used as a benchmark at which a group can borrow money from the bank. Demanding higher interest rates internally would only be possible if the group can justify it well. That would be a kind of reversal of the burden of proof, which experts believe would prevent a large part of the tax damage.

The Federal Ministry of Finance under Olaf Scholz (SPD) had proposed precisely such a new regulation in a draft law. But the CDU / CSU parliamentary group intervened and the corresponding passage was deleted from the draft. The Federal Council then made a new attempt to resume the regulation. But this was also thrown out at the instigation of the Union.

“Braking measures against money laundering, aggressive tax avoidance and tax evasion by the CDU / CSU has a long tradition”, criticizes Sven Giegold from the Greens in the European Parliament. However, he is also surprised that the SPD did not protest against it.

Real estate market in Europe Construction is not booming everywhere

Status: 16.06.2021 2:01 p.m.

Construction is one of the boom industries in Germany even during the crisis. But what about in other European countries? Our correspondents report that the situation there is only partially comparable.

Poland: increasing demand, increasing prices

By Jan Pallokat, ARD studio Warsaw Anyone in Poland who thought that the corona pandemic would slow down the construction industry, which has been booming in the country for years, was caught on the wrong foot at the beginning of the year. Housing construction in particular is buzzing even more; In the first quarter, developers in major cities sold 40 percent more than in the previous year and three percent more than in the previous record year of 2017. And because the supply of modern living space still lags behind demand in the country, the sales prices achieved are also rising steadily: on average by almost eight percent for new buildings and six and a half percent for used residential property. The rising prices for building materials and an increasing shortage of staff also play a role here. Because construction workers are scarce, market experts are now warning that construction sites could be paralyzed in rows during the high season in summer. The downside of the building boom: home ownership is often unaffordable for young families. Already today, 43 percent of under 35-year-olds in Poland lived with their parents, the Eurostat statistics office recently reported. This puts Poland in the top group in the EU when it comes to “Hotel Mama” and is on a similar level to Italy.

Spain: no construction boom in sight

By Reinhard Spiegelhauer, ARD studio Madrid Construction boom and Spain – wasn’t there something? Yes, Spain has actually experienced an absolutely ludicrous construction boom – but that was 20 years ago. In the nineties and noughties, the number of planned apartments practically doubled from year to year – up to the highest level in 2006 with almost 900,000 apartments. Then came the big bang: the real estate bubble burst, banks had to be bailed out, Spain rushed past bankruptcy, hundreds of thousands could no longer service their real estate loans, apartments were evicted. The market then recovered very slowly. But still, roads, lamps and park benches built in boom times are rotting in many development areas. In 2019, the year before the corona pandemic, the foundation stones were laid for a good 100,000 apartments. Since then, however, the sector has largely been paralyzed again. Unemployment fell again after peaking at around 25 percent after the euro crisis, but it again reached 15 percent during the pandemic. For young adults it is more than 30 percent. According to experience from the times of the real estate bubble, far stricter criteria now apply to the granting of loans. All of this is currently preventing any kind of construction boom in Spain.

Switzerland: mainly redevelopment and densification

By Dietrich Karl Mäurer, ARD studio Zurich Instead of a “construction boom”, the umbrella association of the Swiss construction industry, Building Switzerland, speaks of “continuously good work”. A large part of the orders are so-called consolidations and energy-efficient building renovations. But not least because of the low interest rates, large investors like to invest in construction projects such as new building complexes with rental apartments. The demand is good, although there are vacancies in some rural regions. Housing is still in short supply in cities. This is also because net immigration has recently risen again; During the pandemic, many foreigners who actually wanted to leave the country after a certain period of time in Switzerland preferred to stay – mainly because of the comparatively difficult labor market conditions in their home countries. The construction industry accounts for ten percent of Switzerland’s economic output and employs around half a million skilled workers. According to a recent economic survey, the situation in the construction industry is stable. However, the limited availability of building materials and preliminary products could become a problem. Incidentally, real estate prices in Switzerland have risen faster than they have been in eight years.

U.S. housing prices are going crazy!

Affected by factors such as the Fed’s ultra-low interest rates and high government subsidies for the new crown epidemic, US housing prices have risen sharply recently. In 183 metropolitan areas in the United States, ninety-nine percent of housing prices are rising, representing a double-digit increase of nearly ninety percent.

At the same time, housing prices in countries around the world are also soaring, and housing prices in major countries in Europe, Asia-Pacific, and North America are all rising at an accelerated rate.

U.S. housing prices have soared, with double-digit increases in nearly 90% of the regions

According to Xinhua News Agency, housing prices in the United States have risen sharply recently, and housing prices in some areas have repeatedly hit new highs. Analysts believe that the main reason for the current round of housing price increases in the United States is that demand exceeds supply. The negative effects of falling housing affordability and increasing polarization between the rich and the poor are gradually emerging.

According to the latest statistics from the National Association of Realtors, April The median price of existing home sales in the United States rose 19.1% year-on-year.Among the 183 metropolitan areas monitored by it, 99% of the regional housing prices rose in the first quarter of this year, and 89% of the regional housing prices rose by double-digits. .

In addition, the S&P/Cass Schiller House Price Index, an important indicator of the price level of the US real estate market, rose 13.2% year-on-year in March, further accelerating from 12% in February, marking the largest increase since December 2005.

According to Hexunnews,The past year was the hottest year for residential sales in the United States in the past 14 years.58% of the houses were sold within two weeks of listing, and 45% of the houses were sold at a price higher than the listing price, both breaking records.

In April this year, the median sales price of existing homes in the United States increased 16.2% year-on-year to 319,200 US dollars, or 2.03 million yuan, the highest since 1989; the median sales price of second-hand houses increased 19.1% year-on-year to 341,600 U.S. dollars, about 2.18 million yuan, its annual increase and median price both hit record highs.

In the past year, housing prices in all 50 states and the District of Columbia have risen. The top 5 states with the highest annual value added are: Idaho 23.7%; Utah 19.2%; Arizona 17.4%; New Hampshire 16.2%; Connecticut 15.9%.

High subsidies “ignite” the enthusiasm for buying houses, and negative effects have emerged

Economists generally believe that the Fed’s ultra-low interest rates, high government subsidies for the new crown epidemic, maintenance of social distancing and other epidemic prevention and control measures, as well as the increase in housing purchase age groups, have increased the demand for home purchases. At the same time, housing inventory has fallen and new homes have been under construction. The resulting supply gap is the main driver of the recent surge in US housing prices.

According to Xinhua News Agency, since last year, the Fed’s ultra-loose monetary policy has brought a lot of liquidity, and US mortgage interest rates have been kept at a low level. Yang Xiaojing, an associate professor in the Department of Marketing at the University of South Carolina in the United States, believes that low interest rates have increased the number of consumers who can afford the cost of buying a house loan. At the same time, consumers can afford houses with a higher total price, thereby boosting house prices.

The US government’s high subsidies further “ignite” people’s enthusiasm for buying houses . After the outbreak of the new crown epidemic, the US government introduced a series of large-scale economic relief measures. Among them, the issuance of unemployment benefits and family relief payments has significantly increased the personal income of US residents and boosted family spending including house purchases.

In addition, since the outbreak, anti-epidemic measures such as maintaining social distancing have led to an increase in demand for real estate in areas with low population densities. At the same time, the widespread use of home telecommuting has increased people’s demand for improved housing conditions, which has led to an increase in the demand for housing purchases.

The negative impact of rising housing prices in the United States is gradually showing. The National Association of Realtors in the United States said that with the rising housing costs, many families have intensified the pressure to buy houses, especially first-time home buyers. There are data showing, About 60% of households in the U.S. have been unable to pay for a new house that is at the current median price .

Yang Xiaojing believes that rising housing prices in the United States have further aggravated the polarization between the rich and the poor. Low-income people are increasingly unable to afford the increasingly expensive housing prices. At the same time, housing rents are also “rising,” increasing their daily expenses. In the short term, more people will rely on government subsidies. On the other hand, high-income people can enjoy the dividends brought by more real estate appreciation.

According to financial news from Phoenix.com, Nobel laureate in economics, Robert Shiller (Robert Shiller) is worried that the hotly-traded property market, stock market and “currency circle” in the US market are forming bubbles. Schiller believes that investors have a “Wild West” mentality in these areas.

Schiller pointed out that “the real estate market has a great upward momentum, and prices may not fall within a year.” He believes that the current real estate market environment is similar to 2003, which is 5 years before the real estate market crashed in 2008.

Regarding the future trend of U.S. housing prices, Bank of America stated in a research report that the supply and demand of the U.S. housing market is seriously imbalanced, and the gradual normalization will be a long process. It is expected that high housing prices will continue for a period of time.

Economists believe that how the Fed’s monetary policy will evolve in the future will become an important variable affecting the trend of the US real estate market.

Global housing prices continue to accelerate, with housing prices rising in nearly 90% of countries

It is not only the United States that has seen soaring housing prices.

According to a report from Chinanews.com, Asia’s largest real estate technology company Juwai IQI Group released the “Global House Price Report for the First Quarter of 2021” on the 2nd, showing that the global housing market boomed in the first quarter, with prices soaring in Europe, the United States, Canada, and some countries and regions in the Asia-Pacific region. .

This report shows that in the first quarter of this year, housing prices in many countries in Europe, Asia-Pacific, and North America have been accelerating and have reached an “astounding level”, and this “level of prosperity is completely unprecedented.” The report believes that low interest rates and monetary easing are the main reasons for the rise in global housing prices.

The report shows that among the 57 housing markets for which housing statistics have been published globally, the actual housing prices (that is, prices adjusted for inflation) have risen in 43 markets. From the perspective of nominal housing prices, Of 57 countries, 50 countries have seen nominal housing prices rise, and only 7 countries have seen housing prices fall, accounting for nearly 90% .

Among European countries, Montenegro, Slovakia, Turkey, Sweden and Germany all experienced strong house price increases.

According to the China Youth Daily, ING Groep analyzed that the Netherlands is facing a shortage of housing supply. Last year, Dutch house prices rose by 7.8%, and in 2019 they rose by 6.9%. House prices in Austria, Germany and France have also maintained steady growth.

House prices in various countries are rising, and the houses here are not only “1 yuan purchase” but also free decoration

However, when global housing prices are skyrocketing, some places tell the story of “buying a house for 1 yuan”.

According to a CCTV financial report, in Croatia, due to the impact of urbanization, the population of some small villages and towns continues to decrease. In order to attract new residents, some places have launched houses priced at only 1 Kuna (about 1 yuan) , These ultra-low-priced houses have attracted the attention of global buyers.

The conditions set by the local government for buyers are: they must be younger than 40 years old, have a stable income, and buyers must promise to live in the town for at least 15 years in the future. For eligible buyers, the town government can provide a subsidy of 25,000 kuna (approximately RMB 25,000) for the renovation of each house. Up to now, 17 of the first batch of 19 properties launched by the town government have been sold.

A local government official said: “We have received a lot of inquiries from all over the world, but we mainly focus on potential buyers around us. This measure has achieved remarkable results.”

These ultra-low-cost houses are old houses that have been vacant for many years or unfinished houses. Some houses do not even have doors and windows.

The analysis believes that in recent years, the process of urbanization has led to a steady decline in population and economic shrinkage in some remote or poor areas of Europe. In order to avoid becoming completely empty, many small towns use “low-priced housing” as their selling point to attract foreign populations to join. Apart from Croatia, it is not uncommon to sell houses for one euro in countries such as France and Italy.

Living in big cities Lots of tenants at the Load limit

Status: 15.06.2021 12:51 p.m.

The high rental prices in many large cities mean that many tenants are on the verge of financial problems. Scarce income and housing are a bad mix, as a recent study shows. When it comes to rent, many households in large cities have to raise so much money that they are above the 30 percent mark of household income. This is the result of a study published by the union-affiliated Hans Böckler Foundation. According to this, 49.2 percent of the around 8.4 million households that rent in Germany’s major cities are above this threshold. A good quarter of households have to spend at least 40 percent of their income on rent including heating and ancillary costs. Almost twelve percent of large city households even required more than half of their income for rent, i.e. rent including heating and ancillary costs.

    06/10/2021

Scarcity also in the countryside Sought-after building land Building land is becoming increasingly scarce and expensive. Building owners therefore have to dig deeper into their pockets when they find a building site.

Bremen at the top

“For social scientists as well as real estate experts, a rent burden quota above 30 percent of household income is problematic, especially for households with lower incomes, because then there is only relatively little money left for the rest of life,” says the foundation’s study. Many landlords would also draw a line here because they doubted that tenants with less income would be able to afford their apartment in the long term. In Cologne, for example, the proportion of households that have to live with a rent burden rate of more than 30 percent is 46.4 percent. In Berlin it is 43.8 percent. In Bremen, the share is greatest at 47.5 percent. For the study, a research team led by urban sociologist Andrej Holm from Berlin’s Humboldt University evaluated the latest available data from the 2018 microcensus.

    05/27/2021

German real estate market Too few apartments despite the building boom Despite the corona crisis, more apartments were built in 2020 than in almost 20 years.

Unfortunately, poorer households more so

Overall, according to the study, the financial burden on tenants has decreased over the past few years, because even with residents of large cities, incomes have increased more on average than housing costs. The mean exposure rate of tenant households fell in 2018 from 31.2 percent of income in 2001 to 29.6 percent. For many poorer households in particular, the situation has hardly relaxed, for them rent continues to be a particularly big financial problem. The authors see a further “polarization” of the housing situation. A comparison over time from 2006 to 2018 also shows “that social inequalities in the area of housing have worsened and high rental costs have solidified”.

Real estate market What makes living space expensive Living in Germany is becoming more and more expensive. What is driving prices in the real estate market?

Overload rate decreased slightly

The Federal Statistical Office had also analyzed the burden on households with housing costs. According to his data, almost 14 percent of the population, i.e. around 11.4 million people, lived in households that were financially overburdened by high housing costs. The authority sees an overload of housing costs when a household spends more than 40 percent of the available income on housing. This applies regardless of whether the person concerned is renting or living in their own four walls and paying off a loan, for example. According to Destatis, the overload rate has decreased slightly since 2014.

    09/23/2014

Improvements for tenants What does it bring Rent brake? The rent brake should help tenants – but there are more and more exceptions.

There are no apartments

The Böckler study comes to the conclusion that the housing shortage in large cities has been “at best slightly alleviated” despite increased construction activity. Above all, there was a lack of small and inexpensive apartments, and the supply had become significantly scarcer over the years. Nationwide, there is a supply deficit of over 1.5 million apartments, which would be missing even with a hypothetically assumed optimal distribution of living space in large cities, explained Holm. The German Tenants’ Association is also calling for more apartments. A few days ago, he asked the next federal government to invest heavily in social housing and a nationwide six-year rent freeze. The federal government must provide a “much-needed breather for all tenants” until more new apartments are built. According to the tenants’ association, at least 30 percent of rental apartments would have to be in public or cooperative management in order to curb the price spiral. At present, every second tenant household in large cities is afraid of no longer being able to pay for the apartment, the association president, Lukas Siebenkotten, had determined.

    05/06/2021

Study on rental prices Rents in Germany continue to rise According to a study, rents rose more sharply at the beginning of the year than they have been in five years.

More income would help

Study author Holm advocates a multi-pronged approach: In addition to instruments to protect existing rents, among other things, social and non-profit housing “should be considerably strengthened with the most permanent rental agreements possible,” he advised. Another crucial key to social housing provision, however, is the income situation of the tenants. Without effective measures to dissolve the widespread low-wage sector, social housing cannot be guaranteed in large cities, according to Holm.

Scarcity also in the countryside Sought-after building land

Status: 10.06.2021 10:24 a.m.

For a long time, rural regions were considered the ideal place to realize the dream of an affordable home. In the meantime, not only have the construction costs increased. Finding a plot of land is often difficult. From Iris Völlnagel, SWR Sometimes Dirk Gaul-Roßkopf would like to be able to do magic. The mayor of Planig in Rhineland-Palatinate receives at least three inquiries per week, mainly from young families. You are looking for an apartment or a building plot. Many of them come from or live nearby. There are now around 100 inquiries piling up on the mayor’s desk. He would like to offer the families a home in the district of Bad Kreuznach, which has almost 3,000 inhabitants. From his point of view, the place has a lot to offer: many associations, two daycare centers, one elementary school. A train stop is to come in 2027 and the cities of Mainz and Wiesbaden can be reached in less than 40 minutes via the motorway. “That is why it is very important that the young people can stay here and that others settle down.”

Lack of living space – a nationwide problem

Only what to do when there is neither affordable housing nor building space? A problem that now exists all over Germany, especially in the larger cities and metropolitan areas. Many apartments in Germany are considered overcrowded. This means that an apartment has too few rooms in relation to the number of people. According to a survey by the Federal Statistical Office, this applied to 6.4 million people in 2019.

Every week the mayor Gaul-Roßkopf receives several inquiries from interested parties for building plots. Image: Iris Völlnagel In 2018, the federal government decided made their residential summit to have 1.5 million new apartments built in the current legislative period. That would have been around 375,000 per year. According to the latest figures from the Federal Statistical Office, a good 306,000 apartments were completed in 2020, around 293,000 in 2019 and around 287,000 in 2018.

Sought-after building land

But it’s not just about apartments, but also about the space to build. In the center of Planig there are ten building plots that would be ideal as building sites. “Ideal building plots, that would give at least three to four homes,” says Gaul-Roßkopf as he walks through the town. He has spoken to the owners several times, but they neither want to sell nor build on it. This is also a problem in many cities. The federal government tried to counter this with the building land modernization law. It is intended to strengthen the municipalities’ right of first refusal. For example, the law stipulated that in areas with tense housing markets, municipalities would be given more time and opportunities to purchase land or buildings for sale themselves in order to then build new apartments. Sounds good, but is of no use in practice, says Gaul-Roßkopf. “Where should a municipality like us, which is struggling with a budget freeze, still spend money on building land?”

Mayor Gaul-Roßkopf has high hopes for an ongoing construction project in Planig. Image: Iris Völlnagel

Future in plan

The mayor Gaul-Roßkopf is therefore placing a lot of hope in a new construction project. At the entrance to the community, several blocks with two-story single-family houses are being built on 4800 square meters. Most of the objects have already been sold, costs: from 300,000 euros. In addition, the community on the outskirts is in the process of developing a new development area. “The further we go outside, the more expensive it gets. Because wherever roads and everything have to be made, the price of land will also go up,” said the mayor. Compared to some big cities, the prices in Planig may still be cheap. But the dream of a cheap country apartment is quickly over.

Tien’s house was built on old land in Hong Ngu city, Dong Thap province. The design team said that the concept of the house was designed and executed in a surprising and emotional way.

Stilt house is a typical type of house in the southwest river region. The old house was formed in 1968, so it has revealed many traces of time. In addition, the flood season in Hong Ngu does not rise to the residential area as before, so the stilt house becomes no longer suitable for the current life rhythm. Tien’s house is located in Hong Ngu City, Dong Thap province, adjacent to a river. Tien’s house has an area of 119 m². The problem posed for the Ha workshop design team is to create a close, open, cozy space. At the same time, to overcome the problems of the old house, especially bringing a new color in the model of the house in the suburban area. The Ha design workshop team designed an open space that is both open and cozy The gate of the house is unique because of the steep sloping roof lines. Viewed from above, it can be seen that the sloping roof system turns down to make the main space of the house. In it, the worship area is placed in the center of the house. The altar space connects with the living room and other spaces. All the spaces in the house seem to touch the garden space, which was also the design team’s purpose. The objects in the house bring intimacy. Separating the worship room, living room from the kitchen is a separating wall. Ha workshop design team shared: “This house marks the maturity of a child and is a place to once again demonstrate the family love after the days of building together.” Although the design of the house has antiquity, there are a number of highlights that bring fresh colors different from those in this suburban area. The house mainly uses wooden materials. The glass doors and the slope roof are built firmly to bring the building elegance and ventilation. In addition, the washing corner is arranged neatly with many surrounding trees.

There is a well-known “local village” in India, also known as the richest village in India. Because here, there is a plane parked on the roof of every house, and even some Indian villagers think that their planes are too few, so they parked one or two more. For this reason, many tourists come here to stop for sightseeing. As a result, when the tourists arrived, they laughed and exploded. Where is this airplane? This is obviously a “water storage tank”. It is said that the Indians have a big “brain hole”, this time I have seen it.

It turned out that this village was called “Hevi Baza Village” and it was a very backward village in western India. This was mainly because most of the city-states and villages in India still retained farming habits, mainly through agriculture to maintain their livelihoods. But this village belongs to that kind of semi-arid area due to its bad location. Not only is there little rainfall throughout the year and lack of water sources for irrigation, but the village head is also far away from the Ganges River. In addition, the soil is dry and dependent on water sources. Gradually, the villagers in this village became more and more decadent, and gambling, alcoholism, and fighting became the norm. It was not until the arrival of Popatrao Pawar, the “village leader”, that everything changed.

This “village leader” applied for a fund with the help of the “Model Village Project” and reached a series of consensus with the local people with this fund. First of all, the villagers are forbidden to cut trees at will. Instead, they are required to grow trees and pay a certain amount of compensation. At the same time, cattle and sheep are prohibited from grazing at will. Among them, cattle grazing is the most difficult to manage, because cattle are a symbol of “gods” in India. But the “village leader” finally solved the problem properly. Although these measures cannot solve the local water source problem, they have improved soil erosion. At the same time, the “village leader” used the funds he had applied for to open some light-work factories and workshops to provide employment opportunities for local villagers and encourage everyone to build water storage facilities.

But when the water storage facilities were being built, the “village leader” discussed with the villagers and decided to make all the water storage tanks look like “planes”, so that they could be used as a “name leader” to apply to the local government for changes. Many economic “aids” have stood out among the “model villages” in one fell swoop. In India, many Indians are very concerned about “boo head”. With the help of the large and small “aircraft storage tanks” built throughout the village, it looks like an airport from a distance, with airplanes parked on the roofs of every house. This not only means that the living standards of Indians have improved, but also the “take-off” of the Indian economy. More importantly, at the time, many Indians didn’t even know what an “airplane” was. This made the “Hevi Bazaar Village” a well-known local “tyrant village”.

Many other Indian villages have come here, and the village has become a “model” among the “model villages”. It has not only been praised, but also has a lot of “preferential policies” and “aids”, which makes the current situation of the village extremely impressive. Great improvement, and the “village leader” also gained the loyal praise of the villagers, and led the villagers to completely renovate the village through the “boo head”. Now 20 years have passed, and the village has grown from a backward village with no food at the time to a model town of greenery today. Not only has the local ecology been repaired, but every family has built new houses. Those “dilapidated” airplanes on the roofs of the past were replaced with brand new “airplanes” and continued to be parked on the roof to commemorate the changes in the village over the years. .

At present, the village has not only gone out of more than 60 millionaires, the ground has been renovated, and the roadside is installed with solar street lights. The village is also vigorously developing organic agriculture, which is regarded as a standout among many cities and towns in India. With the economic development of India in recent years, many foreign tourists have also come to India. And this original “local tyrant village” and now “local tyrant town” continues to promote its own “airport”, attracting many tourists and injecting vitality into the local tourism industry. I have to say that the “brain holes” of Indians are really useful and valuable!

On the occasion of the hottest May 1st Golden Week in history, R&F Group took the “Golden Existing Home Festival” with a strong attack, leading a new round of online marketing revolution.

In the warm spring season, it is time to settle down and buy a home. Relying on the precise market sense, R&F Group has launched the “Ben Ben An Home” plan, which will enjoy a housing subsidy of up to 10,000 yuan, full payment in ten days to enjoy a low price, and old owners who subscribe to enjoy up to 50% off triple cattle gifts. The stranger realized his dream of making a home.

Surprise upgrade. Since March, R&F Group has launched a new marketing campaign: R&F Existing Home Festival, which has created a real home buying carnival that belongs to the buyers themselves.

The first stage of the R&F Existing House Festival was to purchase existing houses by all people, and the city’s online participation was successfully achieved. The second stage was newly upgraded and updated to the “Golden Existing House Festival”. The second huge benefit made the purchase of an existing home a “gold rush” opportunity.

At the same time, the second phase of the launch of the spike area in the R&F Haofang mini program, home buyers can lock their favorite homes online; at the same time, optimize the live broadcast function, build a communication bridge between projects and customers, provide diversified project displays, and realize online On-line interaction, the whole chain of offline house purchase is undertaken.

As we all know, existing houses are visible and tangible, and can personally inspect the real situation of the real estate, check the quality of the house and experience the services of the community property, and give people a sense of security. At the same time, existing houses can have a glance at the surrounding commercial, education, and transportation resources, and what you see is what you get, so you can plan your work and life routes in advance. In addition, home buyers are most concerned about housing quality issues, policy changes, and so on. Existing homes can minimize all these risks.

Directly hit the reserve price spike upgrade

Compared with the first phase of the existing house festival, the second phase of R&F has been upgraded in two online dimensions. First of all, it is an upgrade to the buy-it-price zone. This zone will carefully select the perfect listings for seckill, and will provide buyers with an online room lock function. The operation is simple and convenient, and Xinyi’s listings will never be missed. .

In the small program of R&F Good House, the 8% discount area is clear for home buyers, and the “Spot Treasure” covering the special housing area is shocked to go online. R&F has launched nationwide existing homes in one go, and it also gives super-strong discounts, meaning extraordinary. At the same time, on R&F “Spot Treasure”, you can also grab a total of 30 million house purchase subsidy coupons from R & F Group; buyers who subscribe to participating projects on R & F “Spot Treasure” can enjoy an additional 8% discount; in addition, purchase Projects on “Spot Treasure” can enjoy three-year free property fee benefits.

Following the “Ben Ben An Home” plan a year ago to help people settle down happily with tangible discounts, R&F’s “Existing Home Festival” held this time is a continuation. There are not only visible benefits, but also visible good houses. It focuses on satisfying the deeper needs of buyers and makes people buy more at ease, demonstrating R&F’s strong sense of social responsibility.

In addition, R&F will optimize the online live broadcast function, add a variety of live interactive methods, and specifically provide a specialized dialogue platform and project display platform for projects and buyers to further strengthen buyers and prospective listings. the relationship between.

In addition to live broadcasts, home buyers can also directly use the watch function to connect with home buyers through video connections. The home buyers will bring home buyers the most comprehensive information and the most powerful discounts on the scene. I really responded to the sentence: stay at home and watch all the good houses.

As a pioneer in innovative marketing, R&F has continued to update and iterate from live broadcast of the boss to the online sales office, and uphold the principle of thinking for customers. It has launched super-burning discounts for the purchase of existing homes. look forward to”.

On the evening of April 21, the Guangzhou Municipal Government issued a new property market policy again after 20 days. The policy is clear that talent purchasers must provide a social guarantee certificate for 12 consecutive months, and no repayment is allowed. In addition, the VAT exemption period for individual housing sales in 9 districts including Yuexiu District, Tianhe District and Baiyun District will be increased from 2 years to 5 years.

On April 2, Guangzhou City issued a property market regulation policy, which is also a strict crackdown on the phenomenon of “talented real estate speculation”. It is required that newly purchased housing (including newly-built commercial housing and second-hand housing) through the enjoyment of the talent policy can only be transferred after obtaining the real estate certificate for 3 years.

In these 20 days, in addition to the two announcements of the New Deal on the property market, the actions of the Guangzhou government have also attracted much attention. On April 9, the Ministry of Housing and Urban-Rural Development convened a symposium on affordable housing. The Guangzhou Municipal Government and the responsible persons of the Housing and Urban-Rural Development Department attended the meeting. On April 16, the Guangzhou Municipal Government interviewed the persons in charge of the six districts including Tianhe District, demanding that the stabilization of land prices, housing prices, and expectations should be taken as important political tasks.

So, behind the intensive introduction of Guangzhou’s regulatory policies, what changes have taken place in the Guangzhou property market?

Data from the National Bureau of Statistics: Guangzhou ranks in the forefront of the country’s growth in the past six months

According to data released by the National Bureau of Statistics in the past six months, The selling price of commercial housing in Guangzhou is at 2020 Year 10 Month to 2021 Year 3 During the month, they are in a state of rising, with an increase of 70% nationwide. Ranked in the forefront of these large and medium-sized cities.

In terms of the sales price of newly-built commercial residential buildings, Guangzhou has increased by more than 0.5% month-on-month for six consecutive months. The year-on-year increase has risen from 2.7% in October last year to 8.6% in March this year. In terms of the sales price of second-hand housing, Guangzhou City has increased by more than 0.6% month-on-month for six consecutive months, up to 1.4%; the year-on-year increase has been rising all the way, from 5.7% in October last year to 11.5% in March this year.

The average price of Qiaoxin Huiyue Terrace, known as the ceiling of Guangzhou’s luxury residences, in 2020 is 190,000. The reporter saw on the Shell APP that the average price of the building had risen to 240,000 in March.

The well-known luxury mansion Panzhujiang Dijingyuan, the listing price of houses has risen by 10 million in less than half a year. A typical example is a five-bedroom apartment in this community.
Two-bedroom apartment in Zhujiang New Town rises by 280 two months apart Ten thousand

Guangzhou citizen Miss Lin complained about the fact that the main business of some real estates in Zhujiang New City pushed up regional housing prices. For example, the two-bedroom apartment in Xinghui Yunjin, located in the west of Zhujiang New Town, had a transaction price of 9.7 million yuan in January this year, an average of 99447 yuan per square meter. In March, the transaction price of a two-bedroom house of similar size was 12.5 million yuan, an average of 127240 yuan/square meter, an increase of 2.8 million yuan. She said, “Xinghui Yunjin succeeded in bidding up the house price! This is the first house sold after Xinghui Yunjin has bid up the house price.”

Mr. Chen, who has been in the intermediary industry for more than ten years, said that this time Guangzhou has once again increased the regulation of property prices, and believes that it can temporarily slow down the “high-speed driving” property prices in Guangzhou. However, in the past ten years, in order to regulate the property market, Guangzhou has introduced a number of measures, large and small, and housing prices have continued to rise.

Population influx brings rising demand for home purchases

Regarding Guangzhou City’s taking turns to stabilize the property market, Guangzhou City Government decision-making consultant Yi Xingjian believes that such a intensive introduction of policies has a strong signal significance. Guangzhou has made great efforts in talent introduction and population inflow in the past two years, but it has also indirectly brought about a significant increase in the demand for home purchases.

He said that the introduction of the New Deal is first of all to adhere to the country’s general tone of “housing to live without speculation”. In the long run, it is to ensure the steady and healthy development of the Guangzhou housing market. The introduction of the New Deal is expected to stabilize housing prices and better realize the positioning of “houses for living”, which has a good regulatory effect, and plays a better role in realizing the coordinated development of the real estate market and the economy and society.

Huang Tao, general manager of the Guangzhou Central Plains Project Department, said that the government has mastered the pace and intensity of regulation in recent years. Although some regions have differentiated, they are all within a narrow range of fluctuations. Within one range. But overall, it is stable.” So “in the long run, this kind of regulation is based on market changes and tight integration, which is good for stabilizing and promoting the healthy development of real estate. On the contrary, if it is not regulated in this way, the market There will be big ups and downs, and there will be big ups and downs. So in order to prevent a big drop, it is necessary to adopt local precise and gentle control.”

2021 Timeline of Guangzhou’s Property Market Policy Since Years

On April 21, Guangzhou issued the “Notice on Improving the Policy for the Stable and Healthy Development of the City’s Real Estate Market”, stipulating that families and singles (including divorced) who enjoy the talent policy of the municipal district must provide 12 days before the purchase date when purchasing commercial housing. The monthly payment certificate for continuous personal income tax or social insurance payment in the district where the talent is recognized cannot be repaid; in addition, the period of exemption for the value-added tax on personal sales of houses in 9 districts including Haizhu has been increased from 2 to 5 years.

On April 16, the Guangzhou Municipal Government interviewed the heads of the 6 district governments including Tianhe, and demanded that stabilizing land prices, stabilizing housing prices, and stabilizing expectations should be taken as important political tasks.

On April 9, Ni Hong, the vice minister of the Ministry of Housing and Urban-Rural Development, held a symposium on affordable rental housing, which was attended by responsible comrades from six city governments and housing and urban-rural development departments, including Guangzhou. The meeting emphasized that all localities should fully understand the importance of developing affordable rental housing.

On April 2, Guangzhou issued the “Opinions on Further Promoting the Steady and Healthy Development of the Real Estate Market”, requiring greater supervision and inspection of the illegal inflow of business loans into real estate. Among them, it is proposed that newly-purchased housing (including newly-built commercial housing and second-hand housing) through the enjoyment of the talent policy can only be transferred after 3 years of obtaining the real property right certificate.

On March 18, the Guangzhou Municipal Bureau of Housing and Urban-rural Development issued the “Notice on Entrusting the Implementation of the Change and Cancellation of Real Estate Brokerage Institutions to the Housing Management Department”. From 0:00 on March 15, 2021, the real estate agency will be in the “Guangzhou The application for institutional filing items submitted on the Municipal Real Estate Intermediary Business Online Pre-acceptance System shall be directly handled by the housing management department of the district to which the industrial and commercial registered address of the institution belongs.

In late January, the Municipal Housing Transaction Supervision Center organized a real estate intermediary management work conference. 25 intermediary agencies in Guangzhou and the heads of the Municipal Real Estate Intermediary Association participated in the meeting. The meeting notified the administrative penalties and complaints of the central five districts in 2019 and 2020. , And the Municipal Housing and Urban-rural Construction Bureau investigated and dealt with the situation in which the owners grouped up housing prices in the real estate market.

In early January, the Guangzhou Municipal Housing and Construction Department launched a special inspection of the real estate market to conduct on-site inspections of intermediaries in popular areas for real estate transactions in Guangzhou, focusing on checking whether the “two certificates and one book” of listings by intermediaries are complete and whether there is any falsehood. Listings, false sales, etc.

On January 6, the Guangzhou Housing and Urban-Rural Development Bureau issued a press statement stating that it would severely crack down on illegal activities such as price bidding and false listings, false advertisements, and false sales, and called for rational research and judgment on recent real estate market hype reports to prevent misleading.

(Original title: Internet celebrity disc mutation killing pig? Many banks suspended 13 “Shen Fang Li” related real estate, cradle members were taken out of loans, “informers” faced death threats)

Recently, a screenshot entitled “Suspension of Internet celebrities’ attention to real estate and related personnel business input” has been circulated in the Shenzhen real estate agency circle.

The screenshots show that the recent supervision risk of Shenzhen Housing Management for real estate speculation is too high. The business of 17 “Shenzhen Housing Management” related personnel and 13 related real estate businesses have been suspended, and these real estates are the previous Internet celebrity real estate in Shenzhen.

According to people familiar with the matter, the notified banks, guarantee companies, and intermediaries have all been notified that the government has listed the above-mentioned properties as key responsible properties, and China Merchants Bank and China Construction Bank have suspended accepting any loans for the above-mentioned properties.

Net celebrity disc changed to kill pig disc?

Shenzhen Housing Management member was borrowed by the bank

According to people familiar with the matter, Noord Holiday Garden, Kaisa Qianhai Plaza, and Zhonghai Sunshine Rose Garden are the hardest hit areas of the Shenzhen Housing Management’s hype. The owners will resell them within two years after they bought it. For example, Noord Holiday Garden has risen to 160,000 square meters and Zhonghai Sunshine Rose. The park rose to 130,000 per square meter, and Kaisa’s Qianhai Square rose to 140,000 per square meter. “As long as the owners have bought these properties since 2019, the banks will not accept any loans, and they must strictly investigate the source of the owners’ down payment funds.”

The above incident coincides with the bank’s loan to Shenzhen Housing Management members a week ago.

On April 8th, according to the Nanfang Daily report, ICBC’s internal documents showed that ICBC required internal inspections on whether branch employees had business cooperation with “Shenfang Li”; and for the release after January 1, 2020, the collateral was ” A comprehensive investigation was carried out on the business of five real estates including “Noord Holiday”, “Kaisa Qianhai Plaza”, “Zhonghai Sunshine Rose Garden”, “Ming (Ming) Zhuli Garden”, and “Qianhai Times Square” (with a list of real estates).

According to reports, some members of the “Shenzhen Housing Management” real estate speculators have been “taken out” by the bank, which means they have received their loans early.

According to people familiar with the matter, the loaned property was sold at Noord Holiday Garden in May 2020 for 6.38 million, and the buyer borrowed 4.46 million from the bank.

In addition, a number of “Shenzhen Housing Management” cradle members were drawn out. Some were notified (required to settle their loans in advance), some business loans were investigated, and some were investigated for unidentified sources of down payment.

Once tens of millions of houses are borrowed, the speculators will inevitably face multiple problems such as the break of the capital chain. Even if it is now listed for sale, for the second-hand housing market after the Shenzhen New Deal, the threshold for getting on the car has become higher, and the loan review has become stricter, leaving many hard-need customers feeling helpless.

Without the taker, the Internet celebrity plate has become a killer plate, and the speculators have increased the price of the house, and they have also locked themselves in.

102 copies of Shenzhen real estate materials exposed

In early April, a user named “Shenfangli Decoration Team 003” caused an uproar. On its Weibo, 102 copies of materials for real estate speculation by members of the Shenzhen Real Estate Co., Ltd. broke out, and said on April 7, “The materials have been directly submitted to the staff of the Banking and Insurance Regulatory Commission. You have worked hard.”

@深房理装饰队003 A Weibo on April 2 pointed out that Weibo user @美妈陈小泉 applied for a personal business loan of 3.85 million yuan for real estate speculation on September 18, 2019. “There are more loans under his name that are also used for real estate speculation. If you need more detailed information, please contact me by private letter. Please check carefully.”

On April 4, @深房理装饰队003 even exposed 102 copies of real estate speculation materials in one fell swoop. He wrote “102 copies of materials for real estate speculation by members of the Cradle of Shenfang Management Partnership” and attached a long picture.

It is reported that most of the contents of the long map are purchase information, mostly in the first half of last year, with the purpose of “recruiting shareholders on behalf of the holders.” In addition, Chang Tuhai mentioned many second-hand housing communities and districts in Shenzhen that had been “hyped” before, such as Qianhai Times and Baoan Central District.
