Sports car manufacturer What Porsche is planning for the electric future

As a rule, Porsche tests new technology first on the race track – including a new high-tech battery. Because there are no suitable batteries on the world market, Porsche will produce them in-house in the future.

From Tim Diekmann, SWR

If you sit in the new Porsche Taycan, you don’t have to do without the usual sound. Although the first fully electric Porsche should glide almost silently across the street, it sounds either like a bubbling sports car or – when accelerating – like an intergalactic rocket. Porsche calls this “Electric Sport Sound” – because the Swabian car manufacturer does not want to deliver its newest vehicle completely without sports car noises. The luxury sports car, which Porsche sold 20,000 times worldwide last year, is only supposed to be the beginning of an electromobility initiative.

High-tech battery made in Germany

In just two years, every third Porsche should be equipped with an electric motor – as a hybrid or fully electric. For this, Porsche needs lots of powerful batteries. But they are hard to find on the world market, says Porsche boss Oliver Blume: “We need high-performance cells for our electric sports cars. But we can’t find them anywhere at the moment. That’s why we develop and build these cells ourselves.” The first battery cells are expected to roll off the assembly line from 2024, initially for around 1,000 vehicles per year. “The focus will initially be on small series for racing and high-performance vehicles. In the future, however, this is not just about racing cars,” explains Blume at the official presentation at the Porsche Development Center in Weissach. In the first step, innovative technologies are usually only developed for a limited high-tech application, “but once the innovations have proven themselves there, they will gradually establish themselves across the board. That must be our goal. At Porsche, that’s what we call it Principle: from motorsport to series production. ”

More and more electric cars Boom for Battery manufacturer

The growing number of e-cars on the streets is causing the battery market to grow strongly.

Range model Tesla

For battery cell production, the Stuttgart-based company is working with the German company Customcells, which it claims to be a world leader in the development of lithium-ion battery cells. The joint venture operates under the name Cellforce Group.

According to automotive expert Stefan Bratzel from the Center of Automotive Management in Bergisch-Gladbach, it is logical that, after Volkswagen, Porsche is now also relying on the production of its own battery cells: “The battery cell accounts for the largest part of the car’s added value, and it has a lot of innovation potential . Automobile manufacturers who develop competencies in this area have a long-term competitive advantage. ” According to Bratzel, Porsche should not chase after the competition for the US electric car manufacturer Tesla, but rather must lead the way as an innovator.

Production of battery cells VW plans six “gigafactory”

VW is planning six battery cell factories by 2030, and a Europe-wide fast charging network for electric cars is also to be built.

New battery technology promises many advantages

According to the head of electrochemical energy technologies at the Center for Solar Energy and Hydrogen Research in Baden-Württemberg (ZSW), Markus Hölzle, the batteries as we know them today should still develop their potential: “Everything can, must and will be improved Above all, however, the cost of battery cells must be reduced further. And the energy density must also increase so that the batteries become more compact. ” The ability to recharge quickly is also important. To do this, Porsche wants to work with so-called silicon anodes, which “has two major advantages over the previously used carbon: it improves the ability to charge quickly and increases the energy content,” explains Hölzle. But now Porsche must first show that they can do it.

But while Porsche is still planning the future, competitor Tesla is already building the world’s largest battery cell factory in Grünheide near Berlin and promises a production capacity of 100 gigawatt hours per year, a thousand times as much as Porsche’s subsidiary Cellforce Group.

With the new EQS luxury sedan, Daimler wants to make up for the gap to the US electric car manufacturer Tesla.

Climate neutral by 2030?

The focus on e-mobility and the setting of climate targets is an important step for the brand, emphasizes car expert Bratzel. “Porsche is a brand that nobody really needs, but many people want to have it because of its positive image. And I believe that it is becoming more and more important for the Porsche clientele in particular to say: ‘I have a sports car and still drive in a climate-friendly way . ‘”

Climate protection has long since become an image factor. This also shows the ambitious goal of the Swabian car manufacturer to be “balance sheet CO2-neutral” by 2030 and thus earlier than Daimler (planned for 2039) or Volkswagen (planned for 2050).

At the annual general meeting, BMW points to good numbers. But is the group also equipped for the future?

Environmentalists are skeptical

The environmental protection organization Greenpeace is skeptical whether Porsche will really be climate-neutral by 2030. “Unfortunately, ‘climate-neutral’ on the balance sheet ‘usually means that in the end generously cheap CO2 credits are bought from offsetting projects instead of consistently reducing CO2,” says Benjamin Gehrs from Greenpeace. With its large SUVs, Porsche consumes an unnecessarily large amount of resources. Porsche must also get out of the business with climate-damaging diesels and gasoline engines faster and more consistently than before.

So will the Porsche 911 possibly soon hit the streets as an electric car? Unlikely. In addition to battery cell technology, Porsche is also working on the development of synthetic fuels, so-called eFuels, which are to be produced using renewable electricity. Artificial sports car sound, as in the Taycan, is then unnecessary. At Porsche, the first step is to advance research in the field of battery cell development. The federal and state governments support the project with 60 million euros

Online optician Mister Spex wants to go public

Status: 14.06.2021 11:16 a.m.

The list of companies that want to go public on the Frankfurt Stock Exchange this year is getting longer and longer. Now the online optician Mister Spex is also planning to go out onto the floor to finance its expansion course. The Berlin online optician Mister Spex needs fresh money to finance its expansion plans abroad and wants to go public on the Frankfurt stock exchange by the end of September. The company would like to sell new shares from a capital increase as well as papers from existing shareholders and raise at least 225 million euros. It is Mister Spex’s second attempt to go public. There were already plans in 2018 to finance growth with the help of an IPO. Ultimately, however, the company managed to raise the necessary money through new financing rounds from private investors, so that the IPO was canceled. The shareholders include investors such as Goldman Sachs, DN Capital, Intershop founder Stephan Schambach and StudiVZ founder Ehssan Dariani. Global Growth Capital, a subsidiary of the Internet holding company Rocket Internet, also provided a loan.

Strong increase in sales

Founder and CEO Dirk Graber is quoted as saying: “The IPO is the next logical step for us to strengthen our position as a leading, fundamentally digitally oriented European omnichannel optical brand and to support our long-term growth strategy.” In fact, since its founding at the end of 2007, Mister Spex has succeeded in taking market share from the dominant optician chains in Germany, Fielmann and Apollo, and showing that buying glasses on the Internet can work just as well as in brick-and-mortar stores. Last year, the company increased its sales disproportionately to 164 million euros (plus 18 percent), while Fielmann’s revenues fell by six percent to 1.4 billion euros.

More than 40 own branches

At the European level, revenue in the eyewear market has even fallen by 13 percent. In the first quarter of 2021, Mister Spex is also reporting “sustained momentum” with sales growth of 27 percent compared to the first quarter of 2021. In addition, Mister Spex achieved a positive operating result of seven million euros last year. Despite the strong growth on the Internet, Mister Spex has opened more and more stationary branches in recent years. The company now operates 42 branches of its own in Germany, Austria and Sweden. The managing director Mirko Caspar told the “Handelsblatt” that in the long term half of the sales should be generated in the branches. The figures showed that the combination of online shop, own stores and 400 partner opticians enabled rapid and extensive growth.

Deutsche Bahn is currently expanding its fleet with new fourth generation ICE trains. They should be more reliable, but also slower than their predecessors. What are the future plans for the ICE? By André Kartschall, RBB The ICE fleet of Deutsche Bahn (DB) is growing. Instead of the current 330, 420 high-speed trains are to run within five years. This should connect the big cities in a much closer cycle. At some point, a fleet of 600 ICE trains will be on the move in Germany, according to the vision. “We get a new train every three weeks,” says Berthold Huber, Board Member for Passenger Transport at DB. Deutsche Bahn is currently receiving fourth generation ICE trains. They are more reliable and comfortable and now also have air conditioning systems that can withstand a hot summer. This was not always the case with the predecessors at all outside temperatures. But the ICE 4 also has a special feature: it is slower than its predecessor. He can do a maximum of 250 kilometers per hour. There have also been ICEs that drove more than 300. From August the ICE 4 should be allowed to be released for at least 265 kilometers per hour.

The eternal rival TGV

Deutsche Bahn is relying fully on the ICE in its future strategy. But the limits of what is feasible have long been fixed. For all that is known, the ICE will never be as fast as the French TGV, for example. That is not necessarily due to the train itself. But the ICE cannot shake off the comparison with its French neighbor. While the TGV reaches 320 km / h and speeds through the country without intermediate stops, German ICE trains struggle from city to city, sometimes with stops every half hour. This also increases the travel time. But also the number of people who can easily get on a long-distance train. Germany took a completely different path than France. In principle, nothing should change in that regard. TGVs run on their own tracks that are reserved only for them and have been upgraded to high speed. The ICE has to share the route network with everyone else – and therefore sometimes torment its way through the landscape at 120 km / h. Only special routes for the ICE would really change that. But they are not in sight.

Improvements, not revolutions

In addition, unlike in France, Germany’s major cities and thus the stops are so close together that it would be neither economical nor passenger-friendly to let the trains run at maximum speed. “That is why we in Germany will stay at top speeds of around 300 km / h,” says Huber. The fact that the ICE will have to be said to be slower than its French counterpart in the future cannot be changed, but it is in the nature of things, according to Deutsche Bahn. Two countries with completely different conditions would come to completely different solutions. “Basically, both of them did it right – each for themselves,” says Huber. The planned advances in Germany are of a rather minor nature: accessibility for wheelchair users, bicycle compartments, a better room layout for passengers and just a few km / h more at top speed should bring the next few years.

In the next generation up to 300 km / h

The travel time should not have a significant impact on all of this – and thus also not the competitiveness with the aircraft. After all: the fourth generation should be followed by a faster one – a further development of the predecessor. The ICE 3neo is said to be capable of speeds of up to 320 kilometers per hour, roughly as much as the original third generation. However, the German route network is only permitted up to 300 km / h at its fastest points.

In an interview with TBTCVN, Mr. Pham Quang Tu – Deputy Country Director of Oxfam in Vietnam said that a rigid framework should not be imposed but should be flexible in formulating estimates of foreign aid as a source of revenue. State budget.

ODA capital has made an important contribution to infrastructure investment, promoting socio-economic development. Thus, localities will also be easier to apply and foreign organizations will also find it more convenient to carry out procedures for central and local governments. Reporter: The Ministry of Finance is soliciting public comments on the draft circular guiding the state financial management of foreign non-refundable aid as part of state budget revenue. From some facts about receiving foreign aid from the localities where Oxfam has provided aid, do you have any comments on the development of this circular? Mr. Pham Quang Tu: Faced with the fact that many localities are still confused in guiding the implementation of legal documents related to the receipt of foreign aid, I highly appreciate the fact that the Ministry of Finance has actively developed this circular to guide guidelines on financial management of foreign aid under the state budget in three different decrees, namely Decree 56 on ODA aid, Decree 80 on non-ODA aid and Decree 50 on emergency relief and disaster recovery. Mr. Pham Quang Tu An example in the implementation of Oxfam’s projects is the flood emergency relief program in Central 2020. The understanding and application of this fund by local governments are different. For Quang Tri and Quang Nam provinces, they immediately identified Oxfam’s support capital under the implementation guidelines of Decree 50. While Ha Tinh and Quang Binh have concerns about applying Decree 80 or Decree 50. From that example, it can be seen that, the same source of foreign funding, whether it is from the state budget or not from the budget, but with different sources being adjusted under different regulations, localities have different interpretations. , so there is confusion in how to apply the appropriate regulations, leading to many aid sources not being implemented in a timely and rapid manner compared to needs. If this situation continues, it may lead to us not being able to take full advantage of foreign aid sources, causing donors to move to another locality or to another country, which is a pity. Therefore, when the Ministry of Finance issues a common guideline for all 3 Decrees for sources under state budget management, it will create a synchronism as well as make it easy to understand for aid-receiving organizations. A good idea, worth noting. I hope that the guidance of this circular will help local governments better understand how to approve and implement projects to avoid overlap. Reporter: This new draft circular has specific regulations on the construction of foreign aid capital estimates. What is your view on this matter? Mr. Pham Quang Tu: In my opinion, the construction of an estimate is common and necessary when following a general financial management process, including: estimation, expenditure, and finalization, but it is necessary to calculate which type is appropriate. The draft circular contains provisions on annual, 3-year and 5-year financial planning for foreign aid sources under the state budget. However, out of the three sources of ODA, non-ODA aid, and emergency aid, it seems that only ODA can be identified in the long term and thus 5-year financial planning is almost exclusively applicable to this resource. As for the other two types of capital, it will be difficult to make a 5-year plan. Even if there is a plan, the practicality and feasibility are not high, especially for emergency relief according to Decree 50, it is even less planned, because it is only determined when natural disasters occur. Therefore, using a common estimation model for all three types of capital sources will lead to stereotypes, rigidity and impracticability. Figures 3 years and 5 years are only forecasts, so the error in planning for 3 years and 5 years will be more, until implementation will have to be adjusted a lot. Therefore, when implementing, it is necessary to create flexibility in adjusting compared to the plan without having to create too strict requirements, avoiding asking for up, down and approval many times. In my opinion, for investment aid, the planning should be applied on a 3-year, 5-year cycle. As for the source of emergency relief, it should be flexible and should ensure prompt approval so that it can be implemented due to its emergency nature of relief. Reporter: From the perspective of organizations providing foreign aid to Vietnam, what recommendations do you have for this draft decree? Mr. Pham Quang Tu: First of all, as discussed above, I think that planning needs to be more flexible, not rigid, most importantly, it is necessary to focus more on the process of controlling expenses and payment. In addition, in my opinion, Clause 2 of Article 2 should be removed in the draft circular on the subject of application being “agencies in charge of foreign aid programs/projects/non-projects”. The reason is that the governing body is not the one to directly manage and use the aid. For example, if the Department of Agriculture of Province A is the grant holder/project owner, the Provincial People’s Committee is the governing body. In this case, the Provincial People’s Committee is only the competent authority to approve and allow the department to receive this aid, but the funding will be transferred to the account and managed by the Department of Agriculture. With the regulation that the governing body is the subject of the circular, it means that the Provincial People’s Committee must perform all the contents that the project owner, the Department of Agriculture, must do. This is an unrealistic and formal regulation because the Provincial People’s Committee does not manage money but only receives reports from the Department of Agriculture. The Department of Agriculture is a state agency and a legal entity, when directly the project owner will have to take full responsibility and if there are errors in the implementation process, they must be responsible before the law and authorities. on. PV: Thank you sir! Proposing the Government to develop a joint decree “In foreign aid, there are two types: state budget (state budget) and non-state budget. Therefore, to ensure uniformity, we suggest that, through the development of this circular, the Ministry of Finance can summarize and advise and propose the Government to develop a common decree, guiding the entire the process of calling for the receipt, management and use of foreign grants. In that joint decree, it will divide into two branches of budgetary and non-budgetary sources, including all from ODA, non-ODA and emergency relief sources. This will ensure synchronization…”
Mr. Pham Quang Tu – Deputy Country Director of Oxfam in Vietnam

From 2014 up to now, this Melaleuca Forest Management Board has collected and propagated 68 varieties of existing bamboo in Vietnam to plant in Gao Giong such as thorns, bamboo, yellow stripes, beauty bamboo, Cladding bamboo, stone bamboo, bamboo, golden bamboo, ornamental bamboo, bitter bamboo, black bamboo … Mr. Huynh Thanh Hien, Head of Gao Giong Melaleuca Forest Management Board, said the bamboo collection here is one of the works under the project “Bamboo conservation area with Gao Giong Ecotourism Area And develop the nature reserve into evergreen forest of Gao Giong. In Gao Giong cajuput forest, there are thorns, bamboo shoots, yellow striped bamboos … scattered everywhere, because this is the kind of bamboo that attracts birds and storks to come here to live and make nests. Tre gai is also a species of tree for house construction, bed, chopsticks for rice, means of catching fish, trapping rats …; Especially, when dry trees will be taken to ponds, lakes for fish and shrimp to shelter. Up to now, Gao Giong has initially planted two parallel rows of bamboo, more than 2km long on the road leading to Gao Giong Ecotourism Area. These bamboo varieties collected by Phu An Tre Village for nursery in Gao Giong, are now green and selected for planting according to the plan. These bamboo varieties are very adapted to the soil here and develop well, creating a new place, attracting tourists to Gao Giong. Each type of bamboo has its own characteristics and beauty, but all have in common: bringing a simple, close to village life. Yellow striped bamboo creates luxury, very beautiful; Miss bamboo with tall dark green body, straight leaves soaring up to the sky, creating majesty … This collection also has the meaning of preserving Vietnamese bamboo varieties, serving domestic and foreign scientists to research on Vietnamese bamboo species, helping visitors to understand more about bamboo varieties in Vietnam. Vietnam Bamboo Reserve at Gao Giong to develop into a tourist destination for Gao Giong ecological visitors, and at the same time create unique values for Gao Giong evergreen forest such as Bamboo collection of Vietnam. In addition to the project, there is also a center for research, development and nursery cultivation of all kinds of bamboo to preserve, develop and conserve existing types of bamboo. The Gao Giong Melaleuca Forest Management Board continues to collect more varieties of bamboo in Southeast Asian countries, to do the Vietnamese mapping project and other works./.

Similar to other large companies, Deutsche Bahn also prepares vaccinations in-house. To this end, at least ten vaccination centers are to be set up.

If, from June, company doctors can also be supplied with vaccines, as the Federal Minister of Health said Jens Spahn announced on Monday , the Deutsche Bahn wants to vaccinate its employees themselves. For this purpose, vaccination centers are to be set up at at least ten locations in Germany. “The first are now being built in Munich and Nuremberg,” said a spokeswoman. No other locations were known at first. Which vaccine will be used has not yet been determined. As soon as enough vaccine is available, as many “systemically important employees as possible should receive a vaccination offer from their employer”. The group assumes that around half of the employees in Germany are classified as systemically relevant. Many of them belong to group 3 in the federal corona vaccination regulation. This includes 60 to 70-year-olds and people with a medical history, but also people who “work in particularly relevant positions in institutions and companies of critical infrastructure”. According to the vaccination ordinance, this also includes transport and traffic. Personnel director Martin Seiler emphasized that the decision to vaccinate is voluntary. There will also be no vaccination privileges, neither for employees nor for customers.

BASF pioneers

The chemical company BASF is one of the pioneers in vaccinations by company doctors. Employees from the Ludwigshafen headquarters can go there have been vaccinated since last Wednesday . A vaccination center was set up for this purpose – with vaccination booths, waiting and rest rooms. The vaccine from BioNTech is used first. Vaccinations are carried out in the order specified by the state: Initially, only employees with previous illnesses such as diabetes have the opportunity to do so. The group expects to be able to vaccinate up to 4,000 employees in the coming weeks. Most of the other major German companies from industry, trade and finance listed in the DAX and MDAX are also preparing for vaccinations for their employees, according to surveys. The insurance group Allianz has set up its own vaccination lines at several locations. A total of 27 vaccination lines have been operational at 15 different sites in the group since Monday. The chemical and pharmaceutical company Bayer also hopes to be able to start in the second quarter. The Düsseldorf-based consumer goods company Henkel has also provided a vaccination center.

Vaccinate 1000 employees daily

The urgency of the project Hung Yen city is the political, administrative, economic, cultural and social center of Hung Yen province. After more than 20 years of re-establishment, the province has grown into a dynamic, developed, civilized and modern city. Along with the steps of development and urbanization, the city is the place to preserve the culture of the old Pho Hien. Going back to the time, there are still cultural and spiritual vestiges of Pho Hien in the past, with relic works ranked in Pho Hien relic complex and a place where cultural and spiritual activities are inside and outside. known country. Singing mandarins on Crescent Lake. Amidst the noise of the city, the city still retains valuable static landscape spaces with green parks and lakes associated with architectural works bearing the identity of Pho Hien. Typical of which are the park area of Ban Nguyet lake, Tran Temple, Temple of Mau. Located on Bai Say street in Quang Trung ward and Minh Khai ward, Hung Yen city. The Crescent Lake is a highlight of the city’s landscape, with a poetic beauty. On the other hand, opposite Ban Nguyet lake across Bai Say street, in Quang Trung ward is the famous relic area of the city: Tran Temple, Mau Temple; About 500m from Nguyen Du street is the relic of Ba Chua Kho Temple. A place that any visitor to Hung Yen would like to visit once because the ancient beauty is preserved over the years and is a place that attracts a huge number of domestic and foreign tourists to visit and give birth. active spiritual culture. Visitors coming to Pho Hien after admiring the beauty of ancient, mossy temples and pagodas, looking for high and beautiful spiritual values can stroll around Crescent Lake to relax in harmony with nature. grass, feel the quiet, peaceful space of an ancient land once famous for the song: “First Kinh Ky, second Pho Hien”. Mau Temple Hung Yen On festival days such as Mau Temple Festival, Tran Temple, Pho Hien folk festival … often organize swimming competitions, boat races, fireworks, and singing of graceful knives at the Crescent Lake. Every year, the relics of Tran Temple, Mau Temple and Ban Nguyet Lake all attract a large number of people and tourists coming to offer incense and worship. With great historical significance and available potentials, the relics of Tran Temple, Mau Temple and Ban Nguyet Lake have become an attractive cultural and spiritual tourist destination for every visitor when visiting Pho Hien – Hung Yen. . Direction for planning According to the reporter, the complex of Pho Hien National Monument, although has important historical, artistic, landscape, cultural and spiritual values. However, at present, the values of the relics of Tran and Mau temples have not been exploited effectively and commensurate with their potential. The relic area has been repeatedly repaired and restored, but in terms of planning, landscape and traffic organization there are still many shortcomings. On the other hand, along with the festival are cultural and service activities such as parking area, going to ceremony, eating and drinking, and shopping for souvenirs that have not yet been invested in infrastructure to organize. , arranged scientifically to cause many shortcomings in cultural and spiritual activities as well as in the process of organizing festivals. The idyllic and peaceful features on the Crescent lake Historical and cultural relic area of Tran Temple – Temple of Mau need to elaborate a detailed construction plan at the scale of 1/500 on the surrounding landscape, traffic connection and space for tourism, service development, orientations. embellish and promote the value of the relic associated with the landscape of Ho Ban Nguyet park and also create a foundation for exploiting the spiritual and cultural tourism values of Hung Yen city.
A series of old apartments in Ba Dinh district (Hanoi) will be planned in the direction of increasing height. Photo: PV Reduce population density Hanoi City has just announced 6 urban subdivision planning projects: H1-1A, H1-1B, H1-1C, H1-2, H1-3, H1-4, the rate of 1 / 2,000 in Hoan districts. Kiem, Ba Dinh, Dong Da and Hai Ba Trung; The main requirement is to control population in 4 counties. The projects aim to reduce the population from 1.2 million people (2009) to 672,000 people. Notably, in the urban subdivision planning project H1-2 in the administrative boundary of Ba Dinh district, the renovation of old apartment buildings and apartments will reduce the construction density, increase the height, and to prioritize the addition of urban infrastructure systems, public works, green spaces, and improve the environment. Urban space is established mainly as low-rise buildings. High-rise buildings in accordance with architectural management regulations along belt roads, radial roads, urban reconstruction areas, urban highlight areas such as: around Giang Vo lake, digital land 29 Lieu Giai, 148 Giang Vo, the areas around the urban railway station … Architect Dao Ngoc Nghiem – Vice Chairman of Vietnam Urban Planning Association said, in the zoning plans and management regulations has identified existence and change. If we had stretched people in the past to only solve the housing problem, this time there was improvement in space. Specifically, in the past, Hanoi was just a city with one central pole, now Hanoi is a cluster of cities, including satellite towns. Currently, the city only focuses on Hoa Lac urban development. If the remaining urban areas are developed further, the land potential will be solved. When there is an ecological and favorable environment for people, they will naturally become attached to a new place. Mr. Nguyen Do Dung (General Director of EnCity Consulting Company – the unit that won the first prize for the planning idea of Thu Duc City) commented: “One bright spot of the project is clearly defining development priorities. In spite of the general policy of population control and restriction of tall buildings, the project does not “take it easy” but encourages high-density development along major roads and near urban railway stations. . This is very reasonable because we still need to renovate the urban area and effectively exploit the newly invested transport infrastructure ”. It is necessary to realize and manage well the plan Mr. Nguyen Do Dung said that high-rise buildings are not synonymous with high population density because they depend on construction density and the distribution of land use functions. The advantage of high-rise buildings is that it is easy to arrange green spaces and community facilities because the construction density is not more than 50% of the land fund. Meanwhile, the tube house model often occupies 80% – 100% of the land fund, so there is no room for green space. “Limiting high-rise buildings is only a situational solution when we do not have an effective mechanism to convert a huge number of low-rise houses into high-rise buildings,” Dung said. Commenting on the population relaxation progress, Mr. Nguyen Do Dung proposed, the city should have a more complete tax regime for real estate like in developed countries. The city can benefit from the rise in real estate prices due to public investment (opening roads, building parks) and having the resources to accelerate the acquisition of land for infrastructure construction. For public offices and facilities, many of which are under the management of central agencies, have to be relocated outside of the historic inner city, there is a need for regulations to allow partial conversion of land funds to do public works for the city instead of converting the entire land bank for other purposes such as commercial or residential, leading to population growth and continued pressure on infrastructure. Architect Tran Huy Anh (Hanoi Architects Association) emphasizes the element of resources to realize the project. The same planning is the completion of a system of regulations from management, ownership to technical regulations for this type of work. That is the basic resource for synchronous development, avoiding the situation of planning hanging. Another concern is that the local planning adjustment is quite arbitrary. Originally planned 20 floors, but after a few adjustments to “create a highlight”, it can be up to 30, even 40-50 floors. So does increasing a building increase the already painful traffic pressure? Architect Anh said that this not only depends on the quality of the initial planning, but also greatly depends on the ability to realize the plan and manage the plan. In fact, in Hanoi, there have been many high-rise projects that have sprung up causing traffic congestion, but it is still described as “fully meeting the planning targets”. The reason is that a series of roads and infrastructure are drawn beautifully, but mostly on paper. Meanwhile, the high-rise projects continue to be approved by the city in the direction of “appropriate planning”.

Deputy Minister of Construction Nguyen Van Sinh. Photo: VGP

This is the information emphasized by Deputy Minister of Construction Nguyen Van Sinh during the meeting to provide information to a number of press agencies about the situation of land fever, virtual land fever in some localities in recent years.

There are many “risks” in real estate transactions

Deputy Minister Nguyen Van Sinh said that in the first quarter of 2021, the real estate market had many fluctuations, although the volume of real estate transactions under the supervision of the Ministry of Construction, was only about 70% of the transactions in the fourth quarter of 2020.

Real estate prices increased slightly, especially apartments also increased from 5% to 10%. In particular, land prices have had a hot, local phenomenon in some localities across the country such as areas around Hanoi, Quang Ninh, Hai Phong, Bac Ninh, Bac Giang, Hoa Binh, Phu Tho, Ho Chi Minh City, Dong Nai. , Binh Duong, Binh Phuoc, Binh Thuan …

Many people leave their jobs and production to trade land, creating local land fever phenomenon and risks affecting socio-economic development in the area.

It is worrying that many real estate transactions have emerged problems affecting the interests of people, especially real estate transactions with ineligible legal conditions.

“That is a situation that many projects that have not invested in technical infrastructure have real estate transactions; Many transactions took place with forest land, agricultural land, production and business land that has not been used for investment in real estate projects. It can be said that these transactions do not guarantee legal requirements, potential risks for people when investing in real estate in the past time, “Deputy Minister Nguyen Van Sinh warned.
